Ground floor: Front entrance
through an enclosed entrance porchway with seating bench
and coatrack, suitable for storing outdoor clothes and
boots. (The outside door is lockable.) The inside front
door leads to:

Living room: Features a
sandstone fireplace, with wood or coal-burning stove
(with fireguard). An initial supply of firewood is
provided.
Seating includes two leather sofas and a fireside chair,
with three stackable coffee tables. Freesat TV and
DVD player is provided in one fireside alcove, and a
bookcase in the other.
Door to understairs storage cupboard containing central
heating boiler, with some storage space.
Link door to foot of main staircase, and through to
kitchen. There is a large storage cupboard here
with room for coats and boots. |

Kitchen and dining area:
The doorway from the stair well leads into the well
equipped kitchen where you will find an electric
(induction) hob and two eye level ovens, an integrated
fridge and separate freezer, dishwasher and microwave,
kettle and toaster. An extendable table and chairs
provide seating for 6 people.

At the far side of the kitchen/dining room
the oak door leads through to the separate utility room
(up a step) which houses a washing machine, dryer and a
separate ceiling airer. A further door opens into a WC
with hand wash basin.
The french doors (up two steps) open into the
conservatory. |

Conservatory:
Seating provided with two small twin sofa-beds, and
games boxes which can also be used as small tables.
The views from here will captivate you!
The side door opens onto the rear of the car parking
area, which leads to the raised patio and the extensive
back garden.

The view from the conservatory, up the steps
to the patio and across the garden, is simply
stunning. The peak of Blencathra is clearly
visible (weather allowing!), together with the whole of
Hall's Fell ridge.

First floor:
Staircase
is steep and winding - access could be awkward if
mobility is limited.
|
|
Master bedroom:
Contains a double bed, built-in full-length cupboard,
dressing table and bedside tables. An alarm clock
is provided.
This bedroom faces out onto Threlkeld's main street,
towards St Mary's Church.

Family bathroom:
Provides a bath (with shower attachment), washbasin, WC
and a separate large shower.
All hot water is fed direct from the boiler, so there is
effectively no limit to the amount of hot water
available.
The bathroom faces out from the back of the house,
towards Blencathra.

bathroom window.
This is essentially the same view you get from the bath
itself - another reason for long, relaxing bathing!

Second floor:
Upper staircase is still winding and steep,
but more open
|

Second double bedroom:
Provides a double bed with two bedside cabinets and a
large wardrobe.
The room faces out over the back garden, with good views
of Blencathra.

Twin bunk bedroom:
Two three-foot-wide beds are provided in bunk format,
with ladder ends for reaching the top bunk. A cupboard
unit and storage unit provide space at the bed ends for
lamps, and there is a separate dressing table.
This room faces out to the front of the house, with good
views towards Clough Head and to St Mary's Church.

Outside:

|
There is room for two cars to be parked
off-road in front of the cottage, with further room for
two cars to be parked in the yard beside the cottage,
within the gates. Both these areas have a loose
gravel surface.
The side yard lead up beside the conservatory to steps
up to a large patio area, with a large garden table and
chairs. The views from here towards Blencathra are
particularly stunning.
On the far side of the patio, up a few steps, is the
large enclosed garden on a gentle slope, mainly laid to
lawn with a few fruit trees. There is a rockery
flower-bed at the top, and a wild area to one side under
trees. This is an ideal area to let the kids run
off some steam!
